Question: I live in a condominium and want to replace my screened lanai with hurricane impact windows. I am not enlarging the lanai, and the windows will conform to the ones required by the association. I have a bid to replace the screens with windows and replace the screened door with an impact rated door.

The state of Florida has been dealing with issues in the condominium space for a while, and some of those issues are likely to carry over into 2026. 12/10/2025  What does new Florida law say about condo boards streaming meetings? - Palm Beach Post
Question: About a year ago, I asked if an owner who virtually attended a condominium board meeting was permitted to speak and/or ask a question. Your reply was that there was no law pertaining to that situation. Now, with a lot of new laws in Chapter 718, has there been any change in the law where an owner must be allowed to speak? Signed, N.S.

11/26/2025  Homeowner association doubles fees without member vote. Is that legal? - Palm Beach Post
Question: I live in a small phase of my community. The second quarter of this year our assessment fees were raised 110% overnight. We didn't receive any prior written notice of the increase. We just got the quarterly bill with the increase shown. Our bylaws and Section 720.303 of Florida law state that assessment increases cannot be more than 5%. When I approached the board, they just gave a backhanded answer for the increase. Is there anything we can do to have them show the real reason for the increase? I've already discovered that they've broken many rules of the covenants and bylaws. If they voted improperly for this increase without members voting isn't that illegal as well? Signed, M.C.

Question: Our condominium complex has a few rules regarding the pool area that are more restrictive than Florida statutes and the Department of Health rules regarding food and beverages at the pool area.
